Modernization & Development Department

The Modernization Department is funded through the US Department of Housing and Urban Development (HUD). HUD provides a yearly Capital Fund Program (CFP) grant. This capital funding allows the HACC to provide any capital improvements to the sites as well as modernize or redevelop existing public housing units. The recent CFP activity is as follows:


Elevator Replacement at Westfield Tower
The elevators at Westfield Tower were replaced in the 3rd quarter 0f 2004 to bring the elevators into the new century. This project has been successfully completed.

Parking Lot Redesign at Westfield Tower
This project will consist of redesigning the obsolete parking lot at this site. The schematic portion of the project is completed and approved by the resident president. There will be a formal presentation to the City of Camden Planning Board for approval.

Elevator Replacement at Mickle & Kennedy Towers
This project is currently under the procurement process. There will be new elevators and equipment installed at both towers. This project will bring these obsolete elevators into the new century.

Vacancy Reduction Program (Branch Village)
Currently this project is underway to reduce the number of vacant units at Branch Village. These vacant units will be rehabilitated and brought back on line for occupancy.

McGuire Gardens Community Center
A new community center is being constructed at McGuire Gardens. This center will service the residents and their families at the development. There are many community based assistance programs provided by the HACC, which will be administered through the community center. These programs will assist those families who want to realize their fullest potential and attain their highest level of self-sufficiency.

Chelton Terrace Phase II & III Development
Currently (12/04), Chelton Terrace phase II is under construction. Phase II will consists of 101 new family townhomes. Phase I of development consists of 66 new family homes which were completed in December of 2001. There is also a phase III of development in the planning stages. This development phase will consist of a senior citizen building with 20 apartments.

Water Infiltration Study at Mickle Tower
Currently there is a project study under way to identify the source of water infiltration in a number of apartments in the building. Upon completion of the study the HACC will correct the source of the problem.

Repaving of Parking Lots (Branch Village)
To correct the badly damaged parking lots and on-site driveways at Branch Village, HACC has completely repaved them throughout the development site and has painted the appropriate line where necessary. This project has been successfully completed.
